New Listing (and new price) 

1430 Count Fleet Street, Santa Ynez (4/6 on 116+ acres) $9,495,000  Happy Canyon AVA. Lots of flat and usable with views. Plentiful water. Remarkably convenient yet equally private. 

Price Reduction

3169 Montecielo Drive, Santa Ynez (4/4 on 13 acres)  Was $3,269,000 with a new price of $2,995,000. I'll do the math for you. That's a 274K price reduction and one to take notice of for sure. 

Under Contract

3699 Sagunto Street, Santa Ynez, (.47 of an acre, land only) $749,950 Normally I don't report on commercial unless there is an element of local interest. This piece is right next to the Maverick Saloon building so I figured a few of you out there would be interested in the process.

551 Farmland Drive, Buellton (4/2 on .16 of an acre)  Listed at 595K and sold final for 550K. This was a short sale with some condition issues therefore should not be considered normal pricing for the Meadowridge development which of late has been trending in the low to mid 6's.
