1130 Faraday, Santa Ynez (duplex with two 2/1 units on .23 of an acre) 725K Each has its own front and back yards so they function more like a house than a small unit. Corner location is a plus, corner of Faraday and Manzana. Easy distance to downtown. Rent them both out or live in one and rent the other. Let the kids live there or inherit it later, your mom or dad and a caregiver .... these kinds of units work for a myriad of situations. Single level for both units makes it accessible and resale desirable. I don't know what the current rents are but let me know if you are curious.
1899 Old Mission, Solvang (4/3 on .59 of an acre) 859K A lot of uniqueness going on here in over 3,000 square feet. Interesting location behind Valley Plaza (New Frontiers) with an elevated site which produces some nice views and a whole lot of seclusion but you are still walking distance to everything. Three stories with at least one bedroom on every level, including the top level which is dedicated to the master. Very Santa Barbara in personality, due to the multiple gathering areas and separation of bedrooms, this home would work well for a family, multiple families or a number of other lifestyle needs that really need a flexible floor plan. Full time or part time would work here. Check out the mini vineyard which produces 25 cases of wine every year. The sunny decks and outside areas are really quite nice. This one is very interesting. I'll see it tomorrow on caravan.
2288 Coyote Creek, Solvang (3/4 on 3.08 acres) $1,345,000 I really like the character in this home. Not cookie cutter at all. Lots of personality. Usable land and a secret location behind Sunny Fields park. Traditional rooms balanced out by some fun unusual spaces too. A lot of quality went into this one which is something I have significant regard for. Keep your eye out for quality in the homes you are looking at. It matters. I'll see this one too tomorrow on caravan.
2866 Santa Barbara Avenue, Los Olivos (3/2 on .40 of an acre) $1,228,000 I caught this one on Zillow today, not on the valley MLS so the link will take you to the Zillow listing versus my usual MLS link.
1566 Alamo Pintado, Solvang (4/4 on 5.34 acres) Was $1,645,000 with a new price of $1,545,000. I like 100K price reductions. Located next to Rideau winery for some beautiful nearby landscape and surroundings. AP address but pretty far off the road behind another property for privacy and a good buffer. Usable land. Impressive driveway. Close to everything but not too close.
1502 Sky Drive, Solvang (3/3 plus guest cottage on 5.14 acres) Was $1,995,000 with a new price of $1,895,000. Meaningful 100K price reduction. If you told me this property was in Santa Barbara, I would believe you. Very Santa Barbara in design and flavor, it manages to be both stately and comfortable. Sunny yet private. Sprawling yet flexible and homey. Pretty pastoral and horizon views out of almost every window.
Price Reduction (rural Lompoc)
705 Canfield, Lompoc (3/3 on 1.19 acres) Was 649K with a new price of 599K. I don't work in the strictly residential section of Lompoc but I always have an eye out for ranch, acreage or ranchette properties in the more rural areas. This one is a nice option for buyers with acreage needs who can't or don't want to pay valley prices. On the perimeter with big views out towards the foothills and river. This floor plan in over 3,000 square feet works well for those with spacial privacy needs, room to roam, extended family, home business etc. Detached large shop and garage is a bonus for many of you out there. Plenty of parking for RV's etc. Pretty much a nice little custom ranchette for the price of a tract home in the valley. Drive 20 minutes, save a lot. Think about it.
7113 Rebild, Solvang (2/2 on .26 of an acre) Listed at 744K and sold final for 740K. Sold to my own clients in multiple offer! This home is so special, I was not surprised there was competition. With so many upgrades already done with current style and good taste, it was really irrestible. The kitchen is fabulous, the real wood floors amazing, the bathrooms gorgeous. Walls moved to reveal the big open floor plans possible in these 1970's built homes. Very light and bright which is harder to find than you might imagine. The gardens are heavenly and the front courtyard is ingenious. Really a gem and a superior purchase. I'm so happy to have played a small part in the future of these wonderul buyers whose trust I took very seriously. Many happy memories to made here in this home. Popular Creekside does it again! A great place to live and enjoy the valley from a centrally located convenient location.
501 Heritage, Los Alamos (4/2 on .23 of an acre) Listed at $539,500 and sold final for 530K.
Zaca Creek Restaurant (vacant commercial space on 2.86 acres) Listed at $2,500,000 and sold final for $1,800,000. Finally! Wahoo! Hopefully a new restaurant and entertainment venue is in the future for Buellton.
