I saw a couple of super nice homes today on broker caravan:
2269 Sunrise Way, Solvang (main house plus detached guest studio and office on 1 acre) $1,850,000 I could not wait to see this one. Unique in so many ways. We don't often see creations quite like this one anywhere but especially here. Indeed, for those buyers wanting contemporary or modern design, the valley has very little to offer. If you like lots of glass, huge open spaces, clean lines and easy visual access to the outdoors, you will love this one. Its an interesting mix of old and new. Look for the vintage bathroom vanities which are an interesting and fun surprise. The kitchen organization, copious amount of prep and serving space plus tons of storage is a thrill for those of us who like to cook. Designed with the entertainer in mind, this open concept home works well for many different lifestyles from wanting to keep an eye on the kids to not missing a moment with your friends and loved ones. Who would want to be holed up in some galley kitchen anyway when you have all this glass and drama to look at? Its really fun and over the top unique. If you are a fan of contemporary, its a must see.
437 Deer Canyon, Buellton (4/3 on .16 of an acre) 735K I remember this one from when Homes at Ballard Canyon were built. The original owner had some early choices and picked one of the best lots. The views of the mountains are outstanding from the living room, master and front yard. Every care was taken when this home was built with extremely tasteful choices. Pretty much everthing that could be upgraded was. It still looks and feels like a model home due to the good quality going in and the excellent care over time since build date in 2004. The front and back yards are easy care. One of the prettiest tract homes you will ever see. This one in just under 2600 square feet with one guest bedroom and full bath downstairs. Note my own listing just down the street at 466 Hawk Canyon with almost 3,300 square feet (one full bedroom suite downstairs) and beautiful views from the kitchen, family room and back yard. Competitively priced at $769,000.
Also in the news .....
710 Ballard Canyon Rd., Solvang (1/1 on .52 of an acre) 499K Cutie pie alert. Those of you that have been watching the market for some years will remember this one from 2008. So if it seems like you have seen this one before, you have! Its one of those special properties that sort of sticks in your memory banks. Cute little cottage on over half an acre. While it is petite, there is a lot going on here. They maximized every square inch of this place. The openness of the design lends itself easily to creating a living, sleeping and kitchen out this studio like floor plan. Parcel is all that and usable with a nearby creek. Great location as its convenient to all conveniences but far enough down BC to be pretty and rural feeling. A very interesting offering whether you want to occupy now or develop later. Private shared well for water with a guarantee of free water forever. How often do you hear that?
3671 Live Oak, Santa Ynez (main house and guest quarters on 18.3 acres) Was $1,695,000 with a new price of $1,595,000.
203 Menlo, Buellton (3/2.5 on .21 of an acre) 575K This is a listing in my own inventory. See more pics at the property website www.203Menlo.com
1498 Aarhus #A, Solvang (1/1 condo) Listed at 379K and sold final for 369K. I really liked this condo. All remodeled and very bright and open. Great new kitchen. Huge patio is larger than some back yards I have seen. Just a few blocks to all the goodies in downtown Solvang.
340 Sycamore, Buellton (5/3 on .17 of an acre) Listed at 685K and sold final for 660K. Over 3,000 square feet of newer style home. Your money goes a lot farther in Buellton, that's for sure.
