I hope you all had a wonderful holiday. I had a few days of R&R too which in my business is worth the price of gold. Here is all the news from late last week through today. 

New Listings

435 Fairway Place, Solvang (3/3 on .69 of an acre) 499K This property is in the Alisal Ranch where homes on constructed on leased land. This one, as per the published narrative, is $29,600 until 2023 when it could adjust. 

1219 Faraday Street, Santa Ynez (3/2 on .22 of an acre) 690K On the corner of Faraday and Paloma, its close to town but not too close. For my gardening friends out there, this one already has a great start on being a garden of drought tolerant Eden. Those with a gardening eye will see how nicely and thoughtfully planned this easy care garden is yet it is abundant and very pretty. A tidy package in just under 1200 square feet of remodeled home on almost a quarter acre. RV parking too! 

700 N Refugio Road, Santa Ynez (3/2 on 1.17 acres) 895K Refugio address but well off the main road accessed via Redondo (email recipients will see the aerial). 

1884 Ringsted Drive, Solvang (3/3 on .48 of an acre) 927K Over 2500 square feet in this model. This is the portion of Sunrise Village that is in Ballard school district. 

901 San Miguelito Road, Lompoc (5/3 on 10.45 acres) $1,200,000 The aerial indicates a location just outside of town in a rural location. Close but not too close. Walnut orchard now with income producing crops. Separate building for walnut production (shaker and washer) plus tractor. Work shop with artists studio and bathroom on site.Private well on site which is not in use at this time. Keep the walnuts or as some other people have done, take them out and replace with the crop of your choice in this out of way location. 

2754 Santa Ynez Street, Santa Ynez (6/5 plus 2/1 guest/help apartment plus 2/2 guest house on 11.48 acres) $3,595,000 You may remember this one from a few years back. For the car and horse collector out there, note the abundance of under roof storage for auto and furry friends. The aerial I created shows the proximity to Dunn School and town of Los Olivos. 

8251 Foxen Canyon Road, Los Alamos (main house and managers quarters on 574 acres) $9,900,000 This offering was a pocket listing for a while so I showed it last year. I was impressed with the 1991 build which so closely mimics a real turn of the century farmhouse but with today's upper level amenities and abundant square footage. The very separate managers quarters is really very nice and would work well for guests too but with this much acreage, its really good to have top level onsite management services and housing good enough to attract the best. I drove all over this 500+ acre ranch and can say it offers all the different types of topography, flora,fauna, wildlife, oaks, plantable acreage and privacy a person could ask for. The aerial will show its closer to the Santa Maria end of the valley than the Santa Ynez end. I mention this only because some GPS's may get confused with the Los Alamos location. Some GPS and online location services say its Santa Maria which will also get you to the same place. 

Price Reductions

3153 Riley Road, Solvang (3/2 on .84 of an acre)  Was 749K with a new price of 697K. Get in touch with me if you want to know the annual land lease on this Alisal Ranch property. 

1711 Ballard Canyon, Solvang (4/2 on 5.26 acres)  Was $1,250,000 with a new price of $1,199,000. This is the 3rd price reduction since the original $1,300,000 just back in April. This is a seller actively trying to find the sweet spot. Kudos to them for doing that. This is a phenomenal opportunity, especially for those that really like their privacy. Ballard Canyon, well off the beaten path in a very quiet and sunny location. House in very good condition. Land very usable with lots of nice tree cover. Great for horses, planting or just close the gate and don't see anybody until you feel like it .... the latter of which is a characteristic request I hear frequently these days. 

4001 Long Valley Road, Santa Ynez (3/2 main house, 1/1 guest house plus separate artist studio on 18.56 acres) Was $2,650,000 and after a whopping price reduction, now $1,950,000. Yes, that really is a 700K price reduction all at once. Prior was $2,979,000 and then $2,850,000. This is a huge reduction and will put this property on the shopping list of a lot of people who were stopping their search at 2 million, effectively exposing the property to a entirely new set of buyers. Very smart.

102 Downey Circle, Buellton (3/2 on .19 of an acre) 555K Only 12 days on market. 

280 Valley Station, Buellton (4/2 on .09 of an acre) 595K This is a listing in my own inventory. Went in multiple offer in the first week on market. 

440 Sycamore Drive, Buellton (5/3 on .17 of an acre) 755K

2461 Grand Avenue, Los Olivos (3/3 on 1.15 acres) 795K This is a short sale. 

1213 Pistache Avenue, Solvang (3/3 on .34 of an acre) 927K This is one of the most requested floor plans in Skytt which is demonstrated with only 11 days on market. 

1335 Deer Trail Lane, Santa Ynez (main house and legal second unit on 1 full acre) $1,250,000

Sold (the first two are rentals so you all can see where those values are going)

494 Scandia Drive, Buellton (4/2 on .24 of an acre)  Rented for $2,950,000 per month

210 Menlo, Buellton (3/3 on .25 of an acre) Rented for $3,100 per month

1522 Eucalyptus Drive, Solvang (2/1 on .19 of an acre) Not surprising at all. Listed at 442K and sold higher at 460K. I'm sure there was a lot of action on that one. 

2331 Janin Way, Solvang (4/3 on 1.16 acres Listed at 859K and sold final for 840K. Original price 890K in March of 2018. 

1830 Tularosa Road, Lompoc (3/3 on 4.79 acres)  Listed at $899,500 and sold final for 895K. Drive a little, save a lot. Original price was $988,800 in November of last year. 

2288 Coyote Creek Road, Solvang (3/4 on 3.08 acres) Listed at $1,295,000 and sold final for $1,250,000. Original price $1,345,000 in September of last year. 

2476 Roblar Avenue, Los Olivos (main house and guest house on 4.93 acres)  Listed at $2,255,000 and sold final for $2,050,000. Only  9 days on market.
