This morning, I was sitting at my home office desk (surrounded by 5 dogs and 2 cats who have the entire house to be in but no, they have all be in my office) when my phone rang. It was a lovely, kind and beautiful soul on the line simply calling to thank me for writing this blog every day for so long. Its been so many years ... I honestly haven't kept track but I think since about 2010. Could have been earlier but I can't be sure. Anyway, this nice person took time out of her day to pick up the phone and call me just to say how much she appreciated the content I provide. There wasn't anything from me she needed or anything I could do for her. Just simply a true from the heart random act of kindness. You know who you are dear lady from Pacific Palisades. You made my day and for many days to come.
2175 Holly Lane, Solvang (3/2 on .27 of an acre) 695K I remember this home from back in 2013 when it sold last or 618K. I liked it then and I still do now. At the time, which was not that long ago, there was a new 50 year roof, furnace and air conditioning. That's a lot of newer high dollar items for the price point and location. I really liked the front covered patio or courtyard as well as the drought tolerant and water efficient landscaping in the front too. The back yard is spacious and has an outdoor kitchen. A nice floor plan in a very desirable neighborhood close to everything. Note the remodeled kitchen and baths, high ceilings, updated flooring and more. For the money, its a good one. See it.
1781 Lewis Street, Ballard (1/2 on .29 of an acre) 839K Cuteness overload here on Lewis St. Circa 1941, this 880 square foot cottage has been completely redone with style and good taste. You might remember it from not quite a year ago. It was super cute then and it still is. Lewis Street is a desired street because its close to the Ballard school but not so much that school noise will be a bother. In the back is a recently added oversized garage with a bonus room/work shop and bathroom plus the laundry facilities. If you like the cottage look and lifestyle and value history, this is a good one. Not much ever on the market in Ballard so if you have been waiting, check it out. The perfect getaway or full time home.
1909 Ringsted Place, Solvang (4/3 on .95 of an acre) $1,100,000 Presto chango! Wow. A lot has happened since 2014 when I saw this place last. It looks nothing like it did back then. Kitchen, bathroom, flooring and lighting look amazing in over 2500 square feet. The work has been done, that's for sure and like I always say, versus a fixer, you know what the end price tag will be when you buy a home already done. It was always a really nice well built home. Now its even better. This is a GREAT location in the little cul de sac, not on the street part of Ringsted. The house is sited to one side of the almost full acre leaving a huge amount available for planting that mini vineyard you always wanted. Even so, there is plenty of yard to enjoy. Set back from the road and backing up to similar size properties, the privacy here is exceptional considering the location is in a neighborhood. Skyline Park is very sought after as the homes here are all well taken care of, streets are wide and its convenient to pretty much everything. Solvang school district.
2645 Quail Valley Road, Solvang (3/3 on 1 acre) 829K Only 9 days on market. Went in multiple offer.
645 Central Avenue, Buellton (2 houses on .67 of an acre) 890K Vintage property. Zoned RM-12.
2110 Adobe Canyon, Solvang (5.01 acres, land with barn) 950K This is a listing in my own inventory. This is some kind of land record .... only 4 days on market. That is lightening fast for land. It pays to buy for location and views for resale performance. This parcel has both and, as they say, we aren't making any more land.
