No new listings. Well, there was one that just switched agents which I don't consider to be new. There are some ways listings show up as new when they aren't new. Off market for a bit and returned with no changes, off market for a few days and switched agents or expired listings that come back on the market. None of these to me are new so generally you won't see them here. There were a few very small price reductions which I can't get excited about and won't spend time on here. None of this is surprising as this time of year, summer combined with 4th of July week, can be and usually is very quiet. Lots of folks are out having fun, living life large, getting a tan, camping out or traveling.We'll probably return to normal next week. There are however a few under contract, a couple of closed sales and a back on market so keep on reading.
Back on the Market
3296 Glengary Road, Santa Ynez (3/2 on 1.07 acres) Oh come on now. Really? Back on the market due to no fault of the property. Repeat - no fault of the property. This is a really good property with SO much potential and offered at a great price. With water costs being in the top 5 of homeowner concerns, who wouldn't want to live in Skyline Park with super cheap unlimited water billed at $329 per quarter? If you like lawns and plants, this is the place to be in the valley. Plus this is a cool enclave of mixed homes from 1960's original ranch style to upscale luxury homes. Very lush, quiet and with a lot of local cache. This particular home is at the very back of of the neighborhood in an exceptionally private spot. If you don't want to see neighbors but still require the convenience of an in town location, this is the one you want, especially if shopping in these lower price ranges. Its clean, its been remodeled and has cheap water. Somebody should buy this property.
275 W Highway 246 105, Buellton (3/3 condo) 415K This is the Juliet Walk model with slightly less than 1500 square feet.
673 Hillside Drive, Solvang (2/3 on .08 of an acre) 550K I guess the price reduction last week worked.
645 Floral, Solvang (3/2 condo) This is a listing in my own inventory. Listed at 425K and sold final for 425K. Only on the market a few days, this sweet condo is almost 1600 square feet. A lot of under roof for the money. Thoroughbred Condos are some of the most desirable in the valley as its a bit more like a village setting rather than high density living in beautifully maintained buildings with mature trees, two car garages plus real driveway parking. Condo prices but they live a lot like a house. This condo will be for rent so anyone looking for a rental, give me a jingle.
2460 Hwy 135, Los Alamos (main house plus extensive equestrian estate on 97.62 acres) Listed at $5,950,000 and sold final for $5,250,000. Came on the market as already pending back in March.
