I get all the same emails and Facebook ads you guys out there do .....companies offering to hook you up with a listing agent to sell your house. So, I thought huh .... I wonder what actually happens? So I tried it. Company shall be unnamed here but to say the least, I was not impressed. Sure I actually did get contacted by randomly selected 3 out of the promised 5 choices but, get this, none of them were from here. Not one. To the one person who actually called me, I said, why would I list my house with an agent from Paso Robles which is two hours away? He was surprised by my question and sputtered, I have no idea. These are services where the agents pay for leads. There isn't anything wrong with that business model but you do still have to make sure the agent is qualified to do the work you are asking them to do. So look, if you are smart enough to own real estate, you are smart enough to know you should list your property with a local agent of your choosing. If you don't know who to call or want to check out an agent you found on a online via a lead generation system, here or anywhere, one of the best places to look is on Zillow. Yes, yes, I know all the things people say about Zillow but they are the king of uncurated real estate agent reviews. Thank goodness Yelp hasn't made its way into my world yet. You can read my 43 Zillow reviews by clicking here. They are uncurated. They really are but they are thoroughly verified by Zillow before being uploaded. The reviewer has to be verifiably connected to a property the subject agent has either listed or sold as the seller or the buyer.  When clients send in a review, I can't see it ahead of time and I can't change it. That's why Zillow reviews are the best way to get to know an agent. Now, not all the information on Zillow is correct. For instance, their Zestimates are not believable most of the time, here anyway, because we have so many custom homes which makes automated values hard to compute. And I've had more than 5 sales in the last 12 months, so that is inaccurate but the reviews are solid and completely candid. So if you don't list your property with me, then please go to Zillow, read the reviews of some local agents and pick someone that has the style, experience and satisfied customer feedback that resonates with you. Call them up, or two or three. Set up an interview.  Needless to say, I'd rather you call me but I hope this helps give sellers out there an option and a reliable way to wade through the plethora of internet seller lead generation. You don't have to let a robot choose your listing agent. You can row your own boat.

New Listing

280 Valley Station, Buellton (4/2.5 on .09 of an acre) 595K This is a new listing in my own inventory so it has its own website at www.280ValleyStation.com. Both links here have a floor plan which I always have prepared for all my listings. Not kidding, this is the best location in Valley Station. Tucked away in this quiet little corner on a perimeter lot, you can sit on the covered porch and watch the kids play in the park or just be by yourself. The back yard is bright and sunny and sports a large swim spa that works very well just as a pool. The solar equipment keeps the cost of the pool down (no cost lease, you purchase power from Tesla instead of PG&E). This home is impeccable and like new. One of the largest models, it is the 4 bedroom that has the preferred one continuous large living room versus the two small rooms bifurcated by the stairway. The laundry is downstairs in this model and is in a dedicated room near the half bath and kitchen. This is one of the nicest, cleanest, best located VS properties I have had the pleasure of working with. Definitely a good one. I'll be open this weekend both days, Saturday and Sunday 2:00 to 4:00. Back on the Market

4199 Tims Rd., Santa Ynez (3/5 on 19.88 acres) $2,575,000 Oh, bummer. But happy news for someone else who loves this place as much as I do. As I have said before, this is one of my all time favorite properties. The quality is out of this world and I challenge you to find another property here that has a master bedroom closest that rivals this one. It can't be done! I adore the kitchen, the living area, all the vintage wood, the master suite. Very Martha Stewart!  There is an elevator that services the upper bedroom level and the basement. There is a lot under roof here. I took a lesson from some farming clients of mine (you know who you are) and am hence a fan of houses purposefully built out of the wind tunnel. This home was thoughtfully located on the parcel for maximum outdoors enjoyment and privacy plus has a beautiful setting with old oaks, quite a lot of usable, natural flora and fauna and a very easy to navigate driveway. If you haven't seen it, you should.
