Apparently, a lot happened!

New Listings (4)

929 Vintage Way, Los Alamos (4/2 on .26 of an acre) $669,500 Sharon: Looking at the property history, looks like the first time on market since the 1996 build date. That is very rare. Corner of Heritage and Vintage. This tight knit little neighborhood sports a private and really nice walking path and picnic area around the perimeter. HOA fee here is only $40 per month to maintain this open space. Pristine condition with a really nice back yard. Not sure if the solar is owned or leased but I can find out if you are curious. Listed by Jennie Bradley of Village.

1604 Elverhoy Way, Solvang (3/2 on .14 of an acre) 649K  Sharon: An oldie but a goodie vintage downtown Solvang cutie. Built in 1960 which happens to be the year I was born. Weird to think of oneself as being vintagešŸ˜Š This one very dialed in with remodeled kitchen and a ton of other updates. We see a lot of vintage homes here and many of them have been let go. Not so here. This one is snappy with most of the hard part already done in addition to the kitchen like new doors, new windows, furnace and a/c. Bathrooms look original but planned that way as they are really cute, time warp and fit the timeline perfectly. I love a remodel that takes the build date and character into consideration and merely expands on that instead of taking a whole different departure which rarely works. This one remains sweet and timeless, in a good way.  Landscaping simple yet pretty. Walk to pretty much everything. One of the larger square footages too in this bungalow section of town at well over 1700 square feet. One to see for sure. Nina: Super cute home near all the Solvang fun! The home is 3 bedroom, 2 bathroom in in 1742 square feet. It's charming, move-in ready AND priced right.  Listed by Allan Jones of SYV RE.

424 Calor Drive, Buellton (3/2 on .18 of an acre) 649K Sharon: Sounds like an amazing remodel. All dressed up mid century modern style. One of the larger floor plans over here at almost 1700 square feet. Only one exterior photo at the time of this writing but the link above will auto populate when more photos are uploaded. Listed by Ellen Hemming of Elam and Assoc.

2172 N Refugio Road, Santa Ynez (4/3 on 1.2 acres) $1,299,000 Sharon: In the higher end area of Refugio with Ontiveros as the nearest cross street and gorgeous horse farms and vineyards as your neighbor, this petite ranchette, all flat and usable, is a good choice for those that don’t want the bother of 20 acres but do want the eye candy of bucolic surroundings and far reaching vineyards. Next door to Roblar Winery and an easy jet on the 154 in either direction. Generous square footage too. Shared private well. Nina: New Santa Ynez listing on just over an acre, four bedrooms and three bathrooms in over 2700 sq ft. There are open beam or shiplap ceilings through a portion of the home and a remodeled kitchen. The land is a nicely laid out one 1.2 acre with pool, spa and room for horses. Listed by Rhoda Johnson of BHHS.

351 Valley Dairy Road, Buellton (4/2 on .16 of an acre) 695K Sharon:13 days on market which is about 12 days too long. Great pricing and a pristine home. This one was a no brainer. Superior buy and on my favorites list. Listed by Barbara Neary of BHHS.

561 Oak Ridge Road, Solvang (3/3 on .33 of an acre) 855K Sharon: Perimeter Skytt. Nina: Skytt Mesa home with a separate casita unit perfect for guests or a live in family member. I see this as a nice value for all that's there. Listed by Kris Johnston of Engels and Volkers.

2353 Henning Drive, Los Olivos (3/2 on 1+ acre) 950K Sharon: The best fixer in the best location in the entire valley in recent times in my humble opinion. You can always change the house but the location is permanent. Often we see buyers choosing house over location. If the location doesn’t work, the house never will really be right. Along the creek, end of a private lane with no traffic yet walking distance to the village. Pretty hard to beat location. Unlimited potential. Nina: We figured this one would go quickly after the price reduction, I just didn't know how quickly. I really am excited to see how this property's future looks; I'm sure it's bright. With this beautiful Los Olivos location and what the property already has to offer, it really is a winner. Listed by us!

1240 Highland Road, Santa Ynez (3/3 on 1 acre) $1,250,000 Nina: Skyline Park home that offers 3 bedroom, 3 bathrooms plus a separate guest unit, pool, bocce and outdoor living all on one acre. Listed by Kris Johnston of Engel and Volkers.

3618 Manzana Street, Santa Ynez (4 unit building) $1,280,000 Sharon: Another obviously good purchase for the cash flow investor. Nina: This is a unique find - Great Santa Ynez 4-plex with income potential next door to SY Kitchen and walking distance to everything else in town. Listed by Jodi Williams and Jose Uriarte of Coldwell Banker.
