Price Reduction

567 Rosenvej, Solvang (3/4 on .32 of an acre)  Was $1,125,000 with a new price of $1,095,000. Nice reduction after only 24 days on market. Why let it linger? Serious sellers react to the market, showing feedback and reality checks. I like it! Great strategy and its like free advertising. Anyone watching this property on Zillow etc. or with saved searches here in this price range will get an email. It pops back up on our radar on the MLS. The ripple effects of a price reduction should not be underrated. That being said, a whole string of tiny reductions is just plain annoying. Nice meaningful reductions, like this one and larger, are really a wonderful tool in the selling toolbox. 


30 Bear Creek, Buellton (3/2 on .11 of an acre)  Listed at 575K and sold final for 570K. This is the model with a little over 1200 square feet. Some upgrades and nicely maintained.
