3920 Indian Way, Santa Ynez (5/7 on 8 acres) Was $3,300,000 with a new price of $2,900,000.
492 Fairway Place, Solvang (3/3 on .75 of an acre) Listed at 510K and sold final for 475K. Went pending with only 7 days on market which is fast for the Alisal but testimony to great location and excellent pricing. Homes in the Alisal are on leased land with annual lease payments based on value of the parcel. Leaseholders also pay property tax on both the land and the structure.
1451 N Refugio Road, Santa Ynez (5/5 on 2.81 acres) I was very interested to see where this one would settle out. Listed at 899K and sold final for 760K. This is one of those cases I mentioned to clients frequently. Often times the seller doesn't move the price down but they are motivated and want to see offers. As we see here, well over $100,000 discount from asking price. Fixer with a future in a very good location well off the main road on almost 3 acres. Often, remodeling is less expensive than building from scratch. This turned out to be a really good project at a very good price.153 days on market.

They don't call it View Drive for nothing. Superior views from this tucked in private location in the Baseline ranch corridor. Original price $1,950,000 only 59 days on market.
2450 Long Canyon Road, Santa Ynez (3/3 on 11.83 acres) Listed at $1,950,000 and sold final for $1,839,000. 256 days on market.
2505 School Street, Ballard (2/2 + 1/1 on 9.57 acres) Listed at $1,989,000 and sold final for $1,900,000 even. Original price was $2,195,000 with 76 days on market.
4150 Tims Rd., Santa Ynez (main house and guest house on 19.26 acres) Listed at $2,950,000 and sold final for $2,550,000. 132 days on market in the current listing period.
2985 Brinkerhoff, Santa Ynez (3/5 on 19 acres) Listed at $3,695,000 and sold final for $3,500,000. 106 days on market.
