Let's check out our mid week rates from Guy Rivera at Guarantee Mortgage by clicking here.  I'll be following up hopefully next week with some information on zero down USDA loans which oddly enough are only available in Buellton for the SYV and for loan amounts under $522,600 and a maximum combined borrower earnings of $160,000 or less. Yes, zero down as in 0. Obviously you have to qualify for the payment too. Those looking for homes in Buellton, and honestly we don't have a lot in this price range, should check out this program by giving Guy a call. His contact information is on the link. Click here for the two homes we have that fall under the price point, assuming zero down. if you are interested in areas other than the valley and want to know if these USDA loans work, let me know.I'll check it out.

From Broker Caravan Yesterday

315 5th Street E, Solvang (1/1 condo) 406K  Sharon: This is the rare unit in here where the extra space isn't made into a small bedroom. Instead it is used as a beautiful dining room. How nice! If you don't need that extra sleeping space but do want a full size dining table, this is the way to go. Also there are multiple private decks off of this upper unit with uncommon privacy. Elevators are in the building for those that don't like stairs. In excellent condition with fully remodeled kitchen. Even a fireplace! Part time or full time, these pet friendly units are economical alternatives that do not feel like low end rental condos and are just a few blocks to town center. A very pretty environment in a well taken care of HOA. Fees here are $400 per month. Listed by Pam Sherman of Right Choice.

310 2nd Street, Solvang (1/1 main house plus separate 1/1 studio on .23 of an acre) 825K  Sharon: Circa 1948 in excellent condition with a lot of work done that is nice and newer yet still works well with the vintage of the property. Really charming in that way only truly vintage homes can be. The separate studio is an excellent candidate for an ADU. I love the location and the gardens. Listed by Patti Cotter of Village Properties.

1051 Croft Lane, Solvang (4/6 on 20 acres) $3,650,000 Sharon: One of the very best aspects of my job is being able to see first hand some truly world class properties. This one is a bit of a sleeper but I would place it in that category. It is full of pleasant surprises at every turn. As I was telling Carey Kendall, the listing agent, I felt like I was walking around in the movie set for Somewhere In Time, one of my all time favorite movies (yes, I am a total sap for time travel romance movies). You can see the 11 minute condensed version of the movie by clicking here but my mother (now passed) and I saw this movie together several times at the theater in 1980 when it came out. The movie is filmed largely at the Grand Hotel on Mackinac Island, Michigan which was built in the late 1800's. We are talking Mark Twain visited there. Though built in 1990, Croft Lane reminds me of maybe 1920 or 1940 era when things were still made well, charm was important and the character of spaces was celebrated. When quality mattered and it definitely does in this home. There isn't a space, a room, a hallway, stairway, nook or a wrap around porch that isn't perfect for the romance this home effortlessly pulls off. From the top quality home, to the boutique vineyard, to the outdoor living spaces (pool, fireplace, lawns) to the unique close to town end of the lane privacy .... there isn't anything that was overlooked in this home. Cozy to be sure. Unpretentious definitely. A place that will call to you from your job in LA. To see it is to love it. The problem is you may not want to leave it. Prepare to want to bake cookies, read a book, write a screen play, plant tomatoes, get some sun on your face, help the guys with the vineyard or just witness the total quiet and privacy this spot provides. Really, its a gem. See it. Call me. I wouldn't mind seeing it again one bit.  Listed by Carey Kendall of Village Properties.

New Listing (1)

2546 Elk Grove Road, Solvang (3/2 on 1.92 acres) $1,250,000  Sharon: On the portion of Elk Grove where these larger parcels are. Personally, I think 2 acres is just about perfect for those moving down from larger acreage, those moving up from a small lot or for those with a couple of horses, goat herd, couple of sheep etc. or visions of a very large garden. The bottom land where the fun starts is all flat and usable with the house slightly above. No HOA over here which is a plus for those wanting to house livestock or domestic animals not always allowed everywhere (goats, sheep, pigs for instance) though CC&R's and county rules do apply. Listed by Kris Johnston of Engels and Volkers.

Sold (1)

2900 Flora Road, Lompoc (24+ acres, land only) Sharon: Listed at 475K and sold final for 385K.  Dirt with a cased and capped private well on site. I am a fan of Cebada Canyon. Total of 361 days on market and selling for about 81% of asking. Listed by Billie Jean Chadwick of Century 21.
