For those sellers out there that think price reductions don't work, check this one out. This listing sat at $2,995,000 for a good long while. Then along came a huge and perfect price reduction to $2,575,000. What many people don't understand is the reticence by most buyers to make what might be a low ball offer so they wait until the price comes down. You don't even know they are waiting, but they are. Or, as it is with many buyers, they set their search parameters at a certain number and your pricing is outside that range which means you don't even appear on their radar. Beyond appraisal, pricing is important both psychologically and in dealing with the way people find properties online today. If the price doesn't work, bring it down and don't wait months or years to do it. Also, when bringing it down, try to enter minimum into a next lower price range so the property will be exposed to new buyers who may not have seen it before in their search. This was a healthy reduction and it did the trick. Some super smart people are picking this one up. It is a true star with quality, style and presence.
