With this much square footage, its important to see a floor plan. There isn't one in the photo line up but I just happened to have one of the builders original plans which those viewing this via email will get to see. Its a smart and fun floor plan which both lives and entertains well. On the very edge of Buellton as it meets the horse farms, the location feels more Solvang than Buellton but you have direct access to all the conveniences Buellton has to offer including the 101 free way in both directions. 0 Cougar Ridge, Buellton (20.06 acres, land only) 889K I had the priviledge of showing this piece already. I was impressed. In the Jonata Springs Ranch which is a gated ranchette community, the location is both protected and convenient. The ranch itself has miles of deeded riding trails and an array of styles and values of neighboring homes. You'll see everything from high end over 3mil to more modest dwellings. My point is, unlike other ranch developments here where mostly higher end homes are built, this one offers an opportunity to build pretty much whatever you want from conservative to extravagant. What I love about this parcel is a long list but to summarize, I love the topography. It is varied from flat to gently rolling to somewhat steep but mostly it is usable. The old growth trees are magnificent. The natural chapparel and wild grasses dotted all over the place add amazing color and contrast. And I haven't even gotten to the views yet. A breathtaking panorama can be seen from every inch of this parcel from hill, mountain and farmland below. Pretty close to the very end of Cougar, the privacy and seclusion is unbeatable yet there are a few neighbors nearby for security. Really, with multiple building sites, its one of the better 20 acre parcels I have seen in a long time. If you feel like building or just land banking for the future, take a look at this parcel. Its really a good one at an attractive price. Utilities are to the property line including access to community water but you can also look into drilling a private well.
2578 School St., Ballard (3/3 on 1 acre) $1,095,000 Ballard school district is and has been in very high demand. This location is pretty sweet from a school walkability standpoint. There is a reason they call this "School Street"!. Sited higher elevation than almost any property in this township area, it has views which is hard to find right here.
619 Main St., Los Alamos (duplex) $1,095,000 Each unit is a 3 bedroom, 2.5 bath.
687 Alisal Rd., Solvang (3/3 on 4.42 acres) $1,495,000 Calzada address but well off the main road on a private flag lot and next door to a property of similar size that recently sold for 2mil +. Built in 1939, much of the original charm is retained here. If you love old Santa Ynez, you'll love this vintage ranchette.
3131 Calkins, Los Olivos (main house and guest house on 10+ acres) $2,595,000 You may remember this one from last year but now we see it at a much better price. Was listed 300K higher at $2,895,000 at the end of last year. I like this new price and for the equine buyer, this property offers more than pretty much any other offering on 10 acres. Pens, pastures, arenas, stalls. Much has been added too from the original build to this property including a smashing kitchen, redone fireplaces, flooring and so much more. The grounds are particularly lush with pepper trees, roses and so many different varietals of everything, its hard to say which is more inviting... the gardens or the house! Makes me think of New Orleans actually. Pool, guest house and a low walkability score. Heck, if you wanted to, you could walk to Mattei's Tavern from here.
405 Bell St., Los Alamos (market on .21 of an acre) $2,600,000 I don't do a lot of commercial but this one is too interesting not to mention.
9325 Highway 101, Los Alamos (4 houses and barn on 30 acres) $4,995,000 Reads like this is more of a development opportunity.
1686 Eucalyptus #B, Solvang (2/3 condo) Was 449K and now 439K. Like I said before, possibly THE nicest condo I have seen in this price point ever. Thats a tall order. You should see it, including the unusually large back yard.
3124 Bowl, Solvang (2/2 on 2 acres) Was 480K, now 460K. This home is located in Rancho Alisal where the homes are on leased land so the purchase price is for the structure only. Annual land leases vary but this one currently is $21,600 until sometime later this year when it will adjust for another guaranteed 15 years.
1262 Coast Oak, Solvang (5/3 on .25 of an acre) Was 850K now 840K. This is in the first phase of Skytt which is completely different in style, amenities and quality to the later phases.
