I wish it would just make up its mind ...clouds .... no clouds ...sprinkles ... no sprinkles. Waiting for the promised deluge ... sigh ...I love rain. The smell, the sound, the black outs when you better have candles or its going to get very dark very quickly. I love walking down my block in a black out and my house and maybe my neighbor across the street is fully lit up with candles because we are sort of nuts about emergency preparedness. In my case, its because I lived so long in the mountains above Santa Barbara like Painted Cave, Paradise Rd. and a 900 acre ranch bordering Lake Cachuma. Power outages happened all the time back then. You just learned to have a hair style that didn't require a blow dryer and to have a healthy stack of wood on hand. Sometimes the power would be out for a couple of days. My kids called it "Prairie Bath" when we had to heat water on the barbeque for a sink and wash cloth scrub down. Ahh ... the good old days. To those in possible debris flow areas, I wish you well and safe passage through the rain storm. For the rest of us, grab a good book and a candle or oil lamp to read by ... my idea of a mini vacation. I know ... I should have been born in the 1800's!
980 Ladan, Solvang (5/5 on 8.88 acres) $2,788,000 I had this one listed in 2016 as a short sale. Unfortunately it came to me too late and even though I presented multiple offers to the bank (some all cash), they decided to foreclose instead. Fast forward 2 years, this home has morphed into the upscale remodel it was destined for. Big views and one of the parcels closest to all the conveniences just down the bottom of the hill. Lots of usable near the house and a floor plan designed to take full advantage of the views (its surprising how many aren't). Exclusive enclave, close to everything. Due to my early involvement, I have a unique perspective on the before, historical events and gorgeous after makeover. Its come a long way, in a good way. Be prepared to say wow.
5410 Foxen Canyon, Los Olivos (48.15 acres, land only) $3,950,000 Fairly close to the 154 end of Foxen, just as Zaca Station turns into Foxen Canyon. Highly desirable location from a convenience and natural beauty perspective. Plentiful water already to the site.
1498 Aarhus #D, Solvang (1/1 condo) 309K Upper unit.
Price Reductions (FYI ... only meaningful reductions appear here)
175 3rd St., Solvang (4/2 on .55 of an acre) Was 839K with a new price of 799K. Coveted perimeter location with some big views. Walkable distance to town too. Excellent condition, would work well for mid century modern buffs, modern or clean line enthusiasts. Enjoy its current excellent condition or due to the unique design, embark on a remodel and make it even more amazing. The location and original character make it a stand out in its price range.
4001 Long Valley, Santa Ynez (main house, guest house and artist studio) Was $2,979,000 with a new price of $2,850,000. A lot under roof here.
1231 N. Refugio, Santa Ynez (4/3 on .88 of an acre) Listed at 825K and sold final for 825K. A better maintained home you will struggle to find at this price point. Long time valley residents leaving to explore hither and yon. They will be missed by all who know them.
7 Camino San Carlos, Buellton (3/3 on 1 acre) Listed at 839K and sold final for same, 839K. This is one of the brand new homes just off the 101 freeway.
