I took a few days off so today's post is for Friday through today. A lot happened! Sheesh! Its only the beginning of February but things are moving along like its much later in the selling season. 

New Listings

1977 Edison, Santa Ynez (4/4 on 9.85 acres) $2,395,000 Iconic SYV equestrian estate complete with farmhouse. Plenty of room for your furry friends on this nice flat usable parcel, private well and close to everything. 

2039 Village Lane, Solvang (3/3 condo) 469K Over 1700 square feet in this model with an attached garage. There are single family homes for sale right now in the 6's that don't have this much square footage. These units are a good option for those who can't or don't want to get into the higher numbers but crave the elbow room. Remodeled kitchen. Large patio. Association pool. HOA fees here are $370 per month. 

189 Manzanita, Solvang (4/2 on .31 of an acre) 649K Wonderful neighborhood down by the river frontage. Updated yet still carries a lot of the original charm including Tudor details. Drought tolerant landscaping on about a third of an acre. Homes on this side of the street have the large deep lots with a no neighbor behind feel due to the hillside. Lots of privacy for a smallish price tag. Stroll into town, over to the golf course or a bite of lunch at the Alisal River Grill. I showed this property today and noted the interesting floor plan, bonus media room and move in condition. 

1329 Cheyenne, Santa Ynez (3/2 on .25 of an acre) 779K Super cute! Single story that may look like a two story with those adorable dormer windows. Great little cul de sac close to town but not too close. 

3576 Paloma, Santa Ynez (3/? on .21 of an acre) 669K From the pics, looks like there is an attached guest unit but I'm not sure. 

4062 Paseo Poco, Santa Ynez (4/3 on 5.05 acres) $1,425,000 Classic simple ranch style living. Single story, no too big and not too small in both square footage and acreage. 2300 in the house and 5 usable acres. Just right. Interesting location backing up to a creek frontage area with some dramatic natural geography. The well built breezeway barn is just right for California horses plus there are several fenced pastures. The kitchen in this home was remodeled a few years back with a style that works well with the 1979 ranch style and build date of this home. I am not a fan of kitchen styles that don't work with the style of the home. This one however feels right. Affordable in the ranchette sector on an easy to navigate parcel. Meadowlark Ranch is both convenient to town and pretty. I have brought clients through this home several times and feel its a really good fit for todays buyer who wants something ranchy but not too much work. Perhaps wants some land but not in the boonies and looking for a good size home but nothing stuffy or over the top. Maybe add your personal touches. Good price. Check it out. 

Price Reduction

3296 Glengary, Santa Ynez (3/2 on 1.07 acres)  2nd price reduction. Started at 920K, then 883K and now 867K. 

2939 Quail Valley, Solvang (5/3 on 1 acre) Was 949K with a new price of 875K. Sits up above the road for better view access. Good option for extended family, caretakers, home office etc. in the expanded 3500 square feet. 

3710 Woodstock, Santa Ynez (5/5 on 19.76 acres) Was $2,750,000 with a new price of $2,595,000. Certainly one the most creatively integrated, private and big view offerings in its property type and price point.

I love it when a remodel takes a property to a new level but still respects the integrity of the original design and charm. Very special, inside and out.
