We got some weather today. A few showers. This is a GREAT time of year to look at property from a water inundation standpoint. Is there standing water? Where does it pool up? Any roof leaks? Where do the down spouts send the water to? How good or bad is the drainage in the yard? Do the eaves provide adequate protection for the front door or entrance from the detached garage? Which way does the wind blow the rain? If a sloping driveway, where does the water go? Are there driveway or french drains? Lots of great questions can be answered during the wet months. We don't have a whole lot of those months but they are here now in preparation for the neon green hillsides and wildlowers soon to be the main attraction.

Back in 2016 I really liked this house because the floor plan is very unexpected, in a good way. We have all seen the "here is the hallway, here is the bedrooms" boring floor plan but this one is unusual and fun. A good size too at just under 2500 square feet. 636 Hindfell, Solvang (5/3 on .65 of an acre) $1,175,000 Views from top of the hill. Just under 3,000 square feet so very generous for this part of town. Narrative suggests a full remodel. Can't wait to see it in person or more pics.

1762 Viborg, Solvang (3/3 on .70 of an acre) Was 850K with a new price of 797K. Great price reduction AND the seller is willing to carry paper on a second trust deed.
1791 Calzada, Santa Ynez (main house and legal second unit on 1.43 acres) Was $1,027,000 with a new price of 975K. Second price reduction in a month. Original price was $1,079,000.
