Absolutely nothing happened today so I'll give you the run down on the caravan list for our monthly MLS meeting and broker opens:

1318 Cheyenne, Santa Ynez (3/2 on .24 of an acre) 765K You may remember this one from its prior sale last year. The home is in impeccable condition. What I like about it best is the unusual floor plan. I like "think outside the box" designs and this is definitely one. The floor plan would work for a family or also smashingly as an empty nester home which is not that easy to find. Many homes are designed for the traditional family approach but this one works for lots of different lifestyle needs. Not your new style great room concept but not everyone wants that. Personally I'm a fan of the kitchen mess staying in the kitchen and having some peace and quiet while cooking .... not in the same room that I am watching TV in (unless its something I want to watch which believe me is not football). If you are like me and don't need everything to all be in one space, you'll love this one. Another added benefit of a traditional (not great great room) design is that you have more rooms and wall space for furniture and collectibles. Big open spaces do reduce the area you have to show off your collections, special possessions or heirlooms. So don't diss non great room floor plans ... they are actually pretty smart in the long run for many buyers. The kitchen is very generous yet cozy and right off the garage for easy access when bringing groceries home - a very underappreciated attribute. Who wants to hike a long way from the garage into the kitchen with 10 bags of groceries? Anyway, this home is turn key, has easy care yet pretty landscaping, a pool and a very good location with zero location related challenges. A good one to put on your show list. 

2150 Rebild, Solvang (3/3 on .33 of an acre) $659,900 This was a day of non traditional floor plans. This one too sports a very interesting and varied floor plan in time warp original condition. Fun open feeling with high ceilings and a usable but different floor plan. Stand alone wood stove is functional and sure looked inviting today in the rain. One thing about this particular property that really stands out is the location and parcel. It sits up higher than maybe anything else in Creekside so you have an elevated position for views and privacy. This is a good thing in any neighborhood. The parcel size is a little bigger than most in this part of Creekside as well and backs up to an oak grove and open space that is said to belong to the city of Solvang (not verified so check that out). The upshot is no neighbor behind, unlike some other homes on this street that back up to the hospital. This one does not back up to the hospital and the feeling is exheedingly private for the price point. Very clean and ready to go with a covered patio back yard space. Very easy to maintain with lots of additional parking for your rolling stock in the expanded driveway and out back for everything else. There is access to the back yard for parking of RV and boats etc. Very interesting offering in the super hot Creekside development which when remodeled, these homes easily reach into the mid 7's. 

175 3rd St., Solvang (4/2 on .55 of an acre) 839K You may remember this one from last year too. In this case, a lot of upgrades have happened that you can't see but would definitely appreciate. The mechanics of this home have been replaced, new flooring, kitchen backsplash, custom sized sliders replaced, fireplace insert replaced (hey, don't underestimate the cost of this .... I just did this same replacement which cost almost 5K) just to name a few. I liked this home last year and I still do for several reasons. It is in beautiful condition. While much of it still says 1962, it was built to last at that time and is classically timeless with amazing stewardship and careful protection over time. If you like mid century modern, it won't get any better. Then there is the location which is pretty hard to beat. On the perimeter with big views yet only a few blocks to the center of Solvang. You get the ultimate in privacy melded with the ultimate in low walkability score. If you are looking for something special but easy to maintain and with a high convenience factor, this is good one. Quietly classy, definitely a keeper. 

566 Irelan, Buellton (3/2 on .17 of an acre) 539K This was my last stop today but a good one. The rain was really coming down but this home remained cozy and inviting. It feels much bigger than 1,280 square feet mostly because of the high ceilings and neutral color palette. I enjoyed the remodeled kitchen with easy access and views of the nice back yard. Check out the wall of glass which looks out to the huge covered patio and yard space. There is also a small free standing building out there just waiting for your special uses. The bathrooms have been reworked and flooring upgraded. Good location close to the dog park for an easy stroll with your furry friend. Close to both school campus locations and easy hop onto the 101 for commuters. This one is well priced, affordable and easy. See it.
