Entire downstairs is like a separate entertaining space with fireplace and two office type spaces with access to the yard. Really a pretty nice set up with all the living and bedrooms up on the street level and all this space down. Superior views from this end of the lane location which is more private than most in here. I have shown this home quite a bit in previous listings but I can't remember the annual lease fee or term but I can find out if you want. 

2945 Chandler Drive, Lompoc (4/3 on 1 acre) 750K While this one is in Lompoc, I'm putting it in front of you here because of its location in Mesa Oaks which is on the Buellton side of Lompoc. Plus, its a really nice house on a full acre. If you are disenchanted with what 750K buys here in the valley, might  be worth checking out.

Large parcel with the house up top and a neat barn set up below. Very suitable for horses or goats etc. or maybe even plant. Solvang address but this area is served by Santa Ynez Water District. Santa Ynez school district here too as well.

410 Central, Buellton (development project on .69 of an acre) 995K 8 unit single family home development yet to be built. This is a building opportunity near the end of the city of Buellton approval process. Lots more information available for interested parties. 

2945 Brinkerhoff Avenue, Santa Ynez (main house and guest house on 19.65 acres) $1,595,000 House and guest house with big views from up top. I like this type of parcel in here. Note from the aerial that the guest house is below near the beginning of the parcel from Brinkerhoff with its own driveway and the house up top with big views. You get a lot of privacy this way and unlike some parcels in here, the guest house is easily accessible from the main house (not bifurcated by an inaccessible hill or road). Close to the Roblar end of Brinkerhoff for added accessibility. Couple of barns too. A great set up for someone that has an affinity for 1980's architecture or is looking for a value priced project. Looks like a fun one to me. 

2000 Santa Rita Road, Lompoc (3/2 on 41+ acres) $1,695,000 Not a typo. 41+ acres. There is a lot of value out here in this corridor between Buellton and Lompoc. Rural in nature but highway 246 provides an easy jet into either Buellton or Lompoc for major shopping. So much privacy out here. Big views. Old narly oaks. An architectural design that will always be in style due to versatility, tall ceilings and in excellent condition. For those with vineyard dreams, you have a Santa Rita AVA location here. AG II 100 zoning here and I assume a private well. I can find out about the water if interested. This my friends is a very interesting property. 

4144 Roblar Avenue, Santa Ynez (38.98 acres, land only) $2,450,000 At the apex of Roblar and Brinkerhoff.

This is a bank owned foreclosure property which we don't see many of. Pricing adequately reflects condition. 

397 Savanna Drive, Los Alamos (3/2 on .20 of an acre) Listed at 599K and sold final for 590K. 

3699 Sagunto Street, Santa Ynez (.47 of an an acre, commercial dirt) Listed at $749,950 and sold final for 690K. 521 days on market with an original price of $1,650,000. 

2625 Wild Oak Road, Lompoc (3/3 on 20 acres)  Listed at $1,195,000 and sold final for same. Only 5 days on market. Good value on one of the best streets in Cebada Canyon. Big views and direct access to hundreds of miles of nature preserve trails. 

1675 Linda Vista Drive, Santa Ynez (3/2 on 5 acres)  Listed at $1,350,000 and sold final for more at $1,355,000. Only 17 days on market. Swanky remodel and an opened up floor plan really paid off. 

5010 Baseline Avenue, Santa Ynez (4/3 on 5 acres)  Listed at $1,689,000 and sold final for $1,575,000. 128 days on market. 

1645 Still Meadow Road, Solvang (main house and pool house on 6.97 acres)  Listed at $3,195,000 and sold final for $3,040,000. Original price $3,495,000 with 527 days on market.
