TGIF! I hope you all have a wonderful weekend. If you, like many, are finally venturing back to the valley after the long 101 freeway closure hiatus, just know its a bit on the nippy side when the sun goes down. Actually I had a sweater on all day even though it was gorgeous blue bird skies and when the sun went down and I was still at a home inspection, I was wishing I had a jacket. As I'm typing this at almost 7:30 at night, its already down to 47 degrees outside. As a comparison, I tried to think of some cold place and White Fish Montana popped into my head so I checked out their temperature which at this exact moment is 29 degrees. So I guess we don't have much to complain about and that difference accounts for why a lot of people from cold weather states eventually find their way here. Still, its a little cold so bring some semi cold weather gear with you. On another note, it is starting to be "neon green season" here. The pastures, hillsides and pretty much everything is just now popping out with the valley's signature early Spring neon green. It just gets better from here. Spring flowers to follow in short order. If you aren't already here, get in the car and take a nice weekend in the valley. I'll be here if you need me.
3215 Roblar, Santa Ynez (4/4 w/guest studio on 8.4 acres) $2,950,000 All the panache and desirability of the Roblar corridor with the added convenience factor of being close to the Los Olivos end of this iconic area. Larger parcels are nearby for a spacious rural feel though single digit minutes from everything which works well for today's ranchette buyer. Whether enjoyed as an equine package, future usable and accessible planting adventure or a private enclave, this parcel is uniquely able to deliver on both a generous usable though manageable size parcel and proximity to everything. A rare find. Just enough of everything including a fresh, bright and current home with a gorgeous neutral color palette, groomed though not too fussy landscaping and well planned horse facilities including a nice barn complex and so much more. Check out the MLS aerial to understand the full extent of this well planned campus. Special in its class.
