Depending on how much you value your privacy, this one might be interesting in its hidden location. Glengary address but well off the road via a private driveway with nice tree canopy and behind the iconic tennis court here near the very end of the road. What I love about this property: I love the old Santa Ynez ranch style which some try to recreate but just can't quite reach. Two bedrooms are on the ground floor and one bed and bath are upstairs. Kitchen and baths have been updated. The master walk in closet is huge and the laundry room is too. The location is very good. I of course love the barn and fenced pasture/pen. Older homes in Skyline make excellent remodel or project homes as there is some upside due to desirability of the location and cache of the neighborhood. See an example below. Skyline Park private water is billed per quarter at $325.
1240 Highland Road, Santa Ynez (3/3 on 1 acre) $1,300,000 Here is is a prime example of a remodeled home in Skyline Park. Same great water rates of $325 per quarter. This one is done. Remodeled everything. What I love about this property: While not quite as tucked away as Glengary above, this one also enjoys a lot of privacy due to siting of the house far back from the road on the less traveled section of Highland. The remodel was well executed and will suit a wide variety of tastes. Additional studio is a cool added feature to this playground property with lots of activities to keep you and your friends entertained without ever leaving this very sought after enclave.
3223 Sandy Lane, Santa Ynez (3/2 on 3.07 acres) $1,450,000 3/2 house plus 4 car detached garage with unfinished loft space. All redone with the care and meticulous attention Mark Hemming is famous for. This parcel is the back section of the larger looking unfenced piece along Calzada. The front 3 acres is a separate parcel and not included in this purchase. What I love about this property: I love the open shelving in the efficient yet rich feeling kitchen and the countless special touches directed by Mark himself. While cozy in size at 1,270 square feet, this home offers every possible high end amenity including a knock out kitchen, bathrooms and views of the surrounding pastures. Keep it simple or punch it up. This property can be taken many ways to make it work for your lifestyle needs. Close to town but not too close with a vacant 3 acre +/- parcel in front as a buffer from the street.

1227 Camino San Carlos, Buellton (3/3 plus guest house on .99 of an acre) Was 895K with new price of 879K. This price reduction is a good reason to share this property again. I have no idea why it is still on the market. There is a TON of value here. The main house is amazing with updates and tasteful amenities throughout. The kitchen is a dream (pics are accurate). I want it! It is better than new move in condition throughout. The guest house is a vintage building and super cute adding to the farmhouse appeal of the beautifully landscaped yard. Really, this one is a true winner. If you haven't seen it then you really should make a point of doing that. I really can't recommend it enough.
223 Valhalla Drive, Solvang (3/3 on .49 of an acre) Was $1,145,000 with a new price of $1,095,000 for a 4.4% reduction though 8.6% overall considering the original list price of $1,195,000.
1270 Poppy Valley Road, Buellton (3/3 on 20 acres) Was $2,650,000 with a new price of $2,495,000 for a 5.87% decrease.
1678 Eucalyptus Drive A, Solvang (3/3 condo) 469K On my favorites list. Light and bright end unit with big yard.
3085 Horizon Drive, Santa Ynez (3/2 on .91 of an acre) Listed at 699K and sold final for same, 699K. Original price 789K with 174 days on market for a +/- 12% total concession after reductions.
1247 Pistache Avenue, Solvang (4/4 on .24 of an acre) Listed at 905K and sold final for 890K. Original price 925K with 72 days on market.
