One thing that is ever so slightly frustrating about living rural is that for some things, we have to drive. I'm perfectly happy trading off a little drive time to escape having a Walmart, Target, Costco etc. on every corner. Not having hoards of warehouse and mall shopping is part of what keeps the valley beautiful. However, I needed a new sofa and started shopping online like so many people today do. And there is nothing wrong with that but a sofa is a pretty big ticket item to place in the "I hope I will like it" category. Not to mention its a hassle to return big items. So I had a sofa picked out online and was about to close my eyes and pay for it. Then I decided to sleep on it. And then the next day I had to go north and I drove by one of those freeway furniture places just off  the 101 in Nipomo. Stylehouse it says. Close Outs it says. I was intrigued enough to double back and see what this is all about. So I went in. And guess what? The sofa I was going to order was right there on the showroom floor. The exact sofa. At the exact sale price I saw it online. To the penny. I sat on it. I loved it. The color of course looked slightly different than online but doesn't it always? It was actually better than I had hoped. Now, shipping is free usually online but you have to pay $110 extra on Wayfair for instance if you want the guys to actually bring it inside and take away the cardboard etc. Stylehouse delivers to Buellton, brings it in, sets it up, takes away any packing for $69 for everything  not per piece like online. Not a big difference but every little bit helps. They also helped me pick out matching chairs and were sooooo nice! Not pushy or "salesperson" like at all. So here is a plug for Stylehouse in Nipomo if you are looking for some new furniture items. They have it all from low end to high end. Sit on it. Feel it. If you are like me and 5 foot 1" tall, find out if your feet touch the ground lol! Takes all the question marks out of buying new furniture, it was only about a 40 minute drive and they still deliver it right into your house.  So easy! Warehouse style digs mean less cost for them and more savings for us. Win/win!  Here is their website:

Many of my clients have told me it is much easier and less expensive to remodel than to build from scratch. If you are of the same mind, then you might consider this property which really has a lot going for it. While the main house does need to be redone, the floor plan provides a lot of inspiration and space in which to create. It is very generous. The detached 1/1 legal second unit with full kitchen and own laundry is actually quite cute just the way it is and really, you don't need to spend any money over there unless you want to. The grounds need landscape but its all flat and usable. The views from the front are outstanding with the bonus of the property across the street being mostly undeveloped. The property out back, ditto. Mostly undeveloped, leaving the view corridor out there available as well. This property could be amazing. Builder buyers out there, take a look. The traditional exterior could be lots of fun to doll up with hedges and imaginiative classy fauna and flora along the circular driveway. A lot of work has been done here like new windows and paint. Don't miss the solid wood cabinetry. Paint it, you don't need to replace it unlike lesser quality non wood cabinetry you might find in other properties. Either way, this is a solid home in a really good mid valley location.
