With "holiday brain" in full swing, in addition to the raging Thomas fire, not much is going on. Today is a compiliation of the 6th through today. 

For those of you far, far away, while the valley is not at this moment on the verge of burning, our air quality is absolutely atrocious. This will sound weird but unless you absolutely have to come here and look at houses, you might want to table that for a few days to a week. Maybe longer depending on what happens with air quality. It is impossible to be outside for very long right now. Prolonged periods of being outside looking at ranch properties is quite simply bad for your health. Views are non existent. Hopefully the air quality will improve soon and we can all venture outside again. My heart goes out to all those who have been devastated by the Thomas fire and all the other fires that have cropped up. Unless you have lost a house to fire before, its impossible to know the depths of dispair these people are living with. I can't even talk about the loss of animal life. Gut wrenching and incredibly, indelibly sad.  

New Listing

1451 N. Refugio, Santa Ynez (5/5 on 2.81 acres) 899K Refugio address but Daily Insiders will see the aerial map showing an easement driveway leading to this interior parcel which does not front onto the main street. This is good! Just under 3 acres at this price doesn't come along every day. Some good old bones here and classic valley ranchette from the 50's. A project to be sure but there is a lot going on there for the money. Could be fun. If you are looking for a fixer with a future, I would definitely put htis one on my show list. 

Price Reduction

2470 Janin, Solvang (4/3 on 1 acre)  Was $1,265,000 with a new price of $1,239,000. This is on the big view side of Janin and enjoys some of the least expensive water in the county at $375 per quarter (not month). This home is in very good condition with some nice upgrades which takes it from the standard Janin Acres vintage offering into a fresher and more open modern home. The kitchen is extremely generous in size with tons of storage and work space. It really isn't like anything else you have seen in Janin. Besides the attached garage, there is also a detached 3 car 2nd garage. Car or shop guys will love it. Maybe would work as a home office/she shack or gym. Pool is far enough away from the house that it doesn't dominate the campus. Its an interesting home with very nice views.

2983 Homestead, Solvang (2 full houses on 1.02 acres)  Listed at $1,295,000 and sold final for $1,275,000. This time around only on the market for 14 days.
