There was nothing of merit yesterday but a few things today. Also, click here for today's rate sheet from Guy Rivera at Guarantee Mortgage in Santa Barbara. Guy mentioned again today about some forgiving programs out there for us self employed people which is very timely and needed for entrepreneurial types. New Listing

9000 Alisos Canyon Road, Los Alamos (2/2 on 84.25 acres) $3,595,000 I remember this property from some years back. I love the location of this property as it is far enough out of town to be very rural and secluded yet you don't have to give up convenience to get all that privacy. Something like 5 minutes into town. However, the biggest advantage to this property and hard to find on under 100 acres is AG-II zoning PLUS ag preserve status or as we know it, Williamson Act. This provides the owner with lower than normal property taxes which is a huge savings in addition to the flexibility of AG-II zoning. Existing home is there already in move in condition with beautiful views, barn has some facilities and it sounds like plans were in the mix for another building site. Add to that 600 gallons per minute reported private well production and wow! That's a lot of water. Private, lots of flat, lots of water, accessible, low property taxes and move in ready just outside one of the hottest little towns on the central coast. Would work for full time or part time living. One to see for sure if you are looking for a little elbow room and seeking something unique with an uncommon amount of privacy.

Zaca Creek Restaurant (the old site) $2,750,000 Its about time too. This is super cool site! I remember this being one of the only nice places to eat here back in the 80's and early 90's. As Buellton continues to put itself on the map for entertainment, wine and food, it makes total sense that someone would pick up this restaurant and party barn site. Smart buy.

2411 Alamo Pintado Road, Los Olivos (historic main house and guest house on 12.49 acres)  Listed at $1,790,000 and sold final for $1,450,000. Original price $2,395,000 with 506 days on market. This one doesn't really fit any mold due to its vintage and history. Built in the 1860's, it truly is a historically significant property without the cumbersome and restrictive layer of landmark status. Best of both worlds. If those walls could talk!
