I'll just say this. If you list your property with an out of town agent what doesn't belong to the MLS in our area, your listing is virtually invisible to the agents here. The strong local agents who stand the best chance of bringing the best buyer to your property don't even know your listing exists. Why would you want just one agent to know about your property instead of hundreds? Please, just ask your out of town agent this question. Are you currently a member of the local MLS and will my property be listed there day 1? Not Santa Barbara. Not San Luis Obispo. Not Los Angeles. The Santa Ynez Valley. And don't believe that old adage that most agents here also belong to the Santa Barbara MLS. They don't and those that do don't check it looking for listings up here (I do belong but only so I can add my listings down there for SB agents to see). Use your heads. Be smart and work with a local agent.
