I'm baacckkk! I had a few days off which stretched into a couple more. Scroll down for the inventory news but first, some important tax news. Of interest to any of you out there that owns a home, wants to own a home, wants to sell a home and/or has a second home (so thats pretty much all of you), here are excerpts from a MarketWatch synopsis of housing related changes in the GOP tax proposal. All bad news for current homeowners on capital gains, second home owners and future homeowners. I have since heard the California Association of Realtors is vehemently against these measures and are actively protecting our homeowners with opposition to the changes. These are proposed changes. Lets all hope they don't happen. Again, below is a MarketWatch excerpt, not my own editorial:

"For principal residence mortgage loans taken out after 11/2/17, you could only deduct interest on up to $500,000 of mortgage debt (versus up to $1 million plus another $100,000 of home equity debt allowed under the current rules). The GOP bill would eliminate the current-law provision that allows you to deduct interest on up to $100,000 of home equity debt.

However, if you refinance a loan taken out before 11/3/17, the higher loan limits allowed under the current rules would continue to apply. Also, starting in 2018, you could only deduct mortgage interest on one qualified residence (versus two under the current rules). So no more deductions for interest on vacation home mortgages.

Under current law, you can exclude (pay no federal income tax on) up to $250,000 of gain from selling your principal residence or up to $500,000 if you are a married joint-filer. You must have owned and used the home as your principal residence for at least two years during the five-year period ending on the sale date.

The GOP bill would require you to have owned and used the home as your principal residence for five years out of the eight-year period ending on the sale date. Also, you could only take advantage of the gain exclusion once during any five-year period. Finally, the GOP bill would phaseout the exclusion dollar for dollar to the extent your average adjusted gross income during the year of sale and the two preceding years exceeds $250,000 or $500,000 for married joint-filers.

These changes are the opposite of tax cuts for the "rich" and maybe a good reason to sell a highly appreciated home this year while the current more-favorable rules are still in effect".

604 Hillside, Solvang (3/2 on .23 of an acre) 795K Unique location very close to the Viborg gate for easy in and easy out. Also easy stroll to all the nearby shops, doctors and conveniences. Generous lot and square footage size for Mission Oaks. Very classy interior with enumerable upgrades. I love the kitchen. Check out the farm sink and light color palette in that room. Really pretty and one of the finer remodels in the development. Nice fenced back yard for your poochy and views over the deer favored open space surrounding this area. 

1385 N. Refugio, Santa Ynez (4/3 on 4.7 acres) $1,995,000 This is on the section of Refugio between Samatha and Santa Ynez Ave. Grapes, barn, chickens! 

3460 Live Oak, Santa Ynez (3/3 on 19.42 acres) $2,850,000 Big views over the Sedgwick, one of the valley's most amazing crown jewel preserves. Photos will not do the view justice. Must be seen to be fully appreciated.

222 Kim Sue, Buellton (3/3 on .16 of an acre)  Was 595K with a new price of 580K. 

8 Chamiso, Los Alamos (3/2 on .17 of an acre)  Was 625K with a new price of 585K. Nice reduction! Interior lot, not backing up to the 101 and next to the park for easy access to play time. 

262 Riverview, Buellton (4/3 on .16 of an acre)  Was 619K with a new price of 599K. I've sold two homes in Meadowridge at 619K in the last few months. Buying in here under 6 should be considered super good. No neighbor across the street. See it. Open this weekend. 

687 Hillside, Solvang (3/2 on .10 of an acre)  Was 695K with a new price of 660K. 

1400 Calzada, Santa Ynez (3/3 on 1 acre)  Was 825K with a new price of 810K. Another very good value. A very clean home on a full acre with views. 

2750 N. Refugio, Santa Ynez (4/4 on  20.8 acres)  Was $1,799,000 with a new price of $1,695,000. This one is starting to look pretty darn interesting. Over 3500 square feet with superior views. Rancho Ynecita is my personal favorite of all the ranch communities. Close to town, very pretty. Easy in, easy out with two exists from the ranch via security gates for added peace of mind. 

2826 Baseline, Ballard (main house and guest house on 4.73 acres)  Was $1,845,00 with a new price of $1,750,000. Open this weekend. 

2269 Sunrise, Solvang (3/4 plus separate office and studio on 1 acre)  Was $1,850,000 with a new price of $1,750,000. Some of the valley's most unique and fresh architecture. 

1552 N. Refugio, Santa Ynez (3/3 on 5 acres)  Was $2,468,000 with a new price of $2,368,000. Open this weekend.
