  • Perfectly priced, very good pricing or under priced. 
  • Above average quality or a great degree of improvement potential (adequately reflected in pricing). 
  • Desirable location. 

Under Contract

2540 Baseline, Ballard (main house and full guest house on 1.26 acres) 995K Some people think great pricing doesn't matter .... "people can just make an offer". Well, sometimes they will but in my experience, most of the time they won't (due to fear of rejection, not wanting to offend the seller, not wanting to waste time by writing an offer that won't go anywhere).  Buyers will sit around and wait for the pricing to get better or they'll buy something else with better pricing. Or, which happens a lot, a buyer will finally "see" the property because the price eventually falls into a followed search parameter on Zillow etc. At this new price of 995K, 8 days on market. Originally back in April of 2016, it started at $1,395,000. There were some price reductions along the way but as soon as the price hit the sweet spot, it went fast. You can go slow or you can go fast with price reductions but the reality is, it will sell when the price is right. The seller decides how soon that day will arrive by how proactive they are with pricing adjustments. A very good value, perfectly priced.

609 Central #3, Buellton 422K Clean, like new, house for condo pricing. Low HOA $226. 

1155 Cuesta, Santa Ynez 445K Diamond in the rough. Lots of seller paid work done and continuing to be done. I haven't seen a 3/2 single family home in the 4's in ages. Well priced for the work yet to be done by the new owner. Call me for details on condition and work done so far. 

231 Victory, Buellton 585K The big model. Very clean. Quiet interior street with zero drive by traffic. 

3611 Cerrito, Santa Ynez 637K Why has this one been overlooked? Hidden gem. 

264 3rd. Solvang 675K I saw this one today. It is every bit as good as I thought it would be, in some cases better. Absolutely must see for anyone wanting turn key within walking distance to town. The whole package, right here. See it. 

1400 Calzada, Santa Ynez 810K A lot of potential on a full acre. 

1872 Cottonwood, Ballard 925K The old school house is visible from this property. Not as vintage (1972) as some others which leads to better plumbing and electrical plus newer style amenties, taller ceilings, newer doors and windows etc. Walk to school and the Ballard Inn. 

1272 Petersen, Solvang $1,025,000 For the discerning buyer who refuses to compromise. You won't have to with this one. Its perfect in every way. 

3140 Box Canyon, Santa Ynez $1,995,000 Timeless and elegant, this home is packed with quality and style. For the money, its in a class all by itself. Big views, full guest house, pool and tennis court plus a good amount of flat and usable. There is a lot here for the money for sure. 

3710 Woodstock, Santa Ynez $2,750,000 A rare match for those seeking complete privacy, resort like vibe, upscale digs and big views. Definitely one of a kind.
