Pricing negotiations are tough sometimes. Sellers are emotionally attached and think their property is worth a certain number. Buyers, who are not emotionally attached, think the property is worth a different lower number. Classic game of chicken or who is going to blink first. Egos get involved, feelings get hurt, negotiations break down. I have seen plenty of purchases go south due to unrealistic price expectations from sellers and overzealous repair requests levied by buyers.  I am very conscious of time because I never have enough of it and so I feel a certain way about money negotiations because time is always a factor. In my world, a clients time is always involved in getting the money or the property.  Sellers go back to the drawing board and wait for the next buyer. Buyers invest more time in finding a different property. Both parties starting all over.  If you ask me, time is money. How much a seller or buyer values time will determine how much of it they are willing to waste waiting for another buyer or postponing living the dream in their new home. Sometimes getting to where you want to go quickly is more important than squeezing out every last dime. Time has immense value to some people. Are you one of those people? How much does time mean to you? How much or what are you willing to compromise on to get more time doing what you love or spending with those most important to you? Money comes and goes. Time just goes. Sometimes pushing the easy button by simply agreeing is the healthiest and wisest choice and direct path to spending your time wisely.

New Listing

746 Hillside, Solvang (3/3 condo) 599K New wood floors. Views.

New Listing

247 La Pita, Buellton (4/2 on .26 of an acre) 665K Wow. Talk about a swan. Check out the old pics from a listing in 2005 by clicking here. Then look at the new pics on the link above. Preso chango! I was actually in that house many times back in 2005 ... I've been at this a while! Whereas it was a solid house, it was dated and not well maintained. What it had going for it was a very good location and excellent views. Now you have all that plus a remodeled home. It is unique for this side of highway 246 in its preferred location and view corridor. Definitely interesting.

New Listing

1415 Ribe Rd., Solvang (4/3 on 10.07 acres) $1,999,000 Interesting lot split option as per the narrative.

New Listing

1228 Alamo Pintado, Solvang (5.1 acres, land only) 850K Power and water to the site. As time goes on, this AP corridor is growing in popularity from my experience. Central to everything yet still pretty. See the aerial. This is close to where Dermanak comes down to meet Alamo Pintado though on the other side of AP and behind Deer Hill.
