Pricing negotiations are tough sometimes. Sellers are emotionally attached and think their property is worth a certain number. Buyers, who are not emotionally attached, think the property is worth a different lower number. Classic game of chicken or who is going to blink first. Egos get involved, feelings get hurt, negotiations break down. I have seen plenty of purchases go south due to unrealistic price expectations from sellers and overzealous repair requests levied by buyers. I am very conscious of time because I never have enough of it and so I feel a certain way about money negotiations because time is always a factor. In my world, a clients time is always involved in getting the money or the property. Sellers go back to the drawing board and wait for the next buyer. Buyers invest more time in finding a different property. Both parties starting all over. If you ask me, time is money. How much a seller or buyer values time will determine how much of it they are willing to waste waiting for another buyer or postponing living the dream in their new home. Sometimes getting to where you want to go quickly is more important than squeezing out every last dime. Time has immense value to some people. Are you one of those people? How much does time mean to you? How much or what are you willing to compromise on to get more time doing what you love or spending with those most important to you? Money comes and goes. Time just goes. Sometimes pushing the easy button by simply agreeing is the healthiest and wisest choice and direct path to spending your time wisely.
