We are seeing a rise in listings that really are For Sale By Owners but finding their way to the MLS anyway. There are listing services (not to be confused with a full service brokerage), dubbed "MLS listing services", which sellers pay a few hundred bucks to (or less) and get their property on the MLS which then migrates to Zillow etc. When you call, you talk to the owner. Showings are conducted by the owner. Open houses are conducted by the owner. Negotiations are done directly with the owner. Escrow, disclosure, title and a hundred other normally listing agent duties are done with the owner. Is this a bad thing? No. Certainly not. Its an ingenious work around really for sellers who want to save some money and/or row their own boat. Do they work? That remains to be seen. I don't have any statistics on that even though I did search because I was curious. I did read a Zillow article that talked about the upsides and downsides (for both sides) in dealing with a FSBO. You can read the Zillow article here. Zillow is just one resource but I wanted to read what a non real estate company might have to say about the subject. I found this more current article from September that really hits the nail on the head. Pay attention to #1 and #8. Read that Investopedia article here.  There are pro's and con's to each side of the debate. To list or not list with a full service brokerage ... that is the question. I would read that Investopedia article first before deciding.
