My favorites from caravan today:
1227 Camino San Carlos, Buellton $895,000 Wowza! This place is gorgeous. Redone with good taste and excellent quality, it is a winner in its price range, even without the guest cottage.The kitchen was every bit as amazing as I had hoped it would be. The pics didn't lie! Tucked away in this small neighborhood, its rural yet single digit minutes to all conveniences. Landscaping is lush and views are very good from the balconies and on the backside facing Bobcat Springs, from the cottage porch. The chicken coop is awesome! Really special. See it.
2650 Santa Barbara Avenue, Los Olivos $1,395,000 Tucked in away from the road and bordering the creek, the setting is very sweet. Lots of light from the bright color palette and abundance of natural light as well. Interesting floor plan and definitely custom. There is something really special about having a custom designed home that nobody else has. A lot of well done built ins throughout and good use of natural wood and organic surfaces like the saltillo tile. I enjoyed the little fireplace in the casual eating nook and especially admired the private outdoor patio off of the living space that makes living outside as easy as living inside ... perfect for a quiet space or al fresco dining. Super cute and very unique. For the money, there is a lot of fun, light, space, character and natural beauty. A good one to see in this price range.
1390 Via Dinero, Solvang $2,475,000 As impressive on the inside as it is on the outside. Its big, bold, classy and dramatic. I checked the kitchen cabinets ... yep, super high quality, soft close with dove tailed details. Some large homes are cavernous and dark but this one is the opposite. With an interesting floor plan, it is both light and bright, cozy and inviting. It could be pretentious but instead is just quietly stunning. I personally really loved it and the good quality throughout was a bonus. Superb location on this quiet street in Ballard school district. Sweet pool too surrounded by uncomplicated but beautiful landscaping and outdoor entertaining options. See it if you are looking for something special in this price range and especially if convenience is on your list. Very convenient proximity to pretty much everything.
2103 Village Lane, Solvang (3/3 condo) 485K This is the almost 1700 square foot floor plan with two bedrooms downstairs and the master upstairs. My favorite plan in here. Attached two car garage is a bonus too. HOA here is $399 per month and includes insurance, trash and pool.
2110 Adobe Canyon Road, Solvang (5 acres, land with beautiful barn) This is a listing in my own inventory. Was 895K with a new lower price of 845K. Clean 50K reduction. This is a dynamite property for many reasons. The location is sublime with uber privacy yet very convenient. No other houses look directly onto this parcel so it is more private than any other undeveloped 5 acre I have seen in recent times. Strong well already in and producing. And the barn, wow! It is a superior quality barn with a foundation and so much more. Not just some old horse barn, this one is built with care and good quality. In the midst of world class vineyards, the location of this piece makes it the perfect place to build or for land banking. Like they say, we aren't making any more!
761 Elsinore Drive, Solvang (3/2 on .44 of an acre) Was $1,050,000 with a new price of 994K. Surprisingly good and unexpected views from this vantage point in Viking Hills. One of the largest homes I have ever seen in here at over 2800 square feet.
