There were several factors involved in this drastic list versus sale price. A bit dinged up, this home still has so much character and earned charm. This lucky buyer with the vision and ability to see past the warts got a very good deal on a home that is going to shine very brightly one day soon. These older Los Olivos cottages make a wonderful canvas for revisioning. This one in particular is an outstanding candidate. Original price 725K with 66 days on market. A big thank you to Nina Stormo of my same office of Berkshire Hathaway who co listed and represented the buyer for another wonderful, easy, professional and enjoyable transaction. 


631 Lillebakke Court, Solvang (3/2 on .30 of an acre) Listed at 767K and sold final for 750K. 25 days on market. 


2698 Quail Valley Road, Solvang (4/3 on 1.11 acres) Listed at $1,235,000 and sold final for $1,230,000. Original price $1,325,000 with 264 days on market. One nice thing about these Santa Ynez Oaks homes is that the HOA was disbanded some years back. So if you are looking for a ranchette experience without the oversight of an HOA, this area might be of particular interest to you.
