So I went up north for a few days. I really and truly thought I would have time to write this blog while away but the days got away from me. Its something about horses, water in the creek and painting bathrooms that just makes the days slip away! Today is a recap from last Tuesday. 3151 Fairlea Road, Santa Ynez (2/2 on 1.1 acres) $995,000 Mid block but closer to Highland which means further from Refugio, making this a very quiet location in Skyline Park. Super affordable water here billed at $329 per quarter (not month).
761 Elsinore Drive, Solvang (3/2 on .44 of an acre) $1,050,000 Corner of Elisnore and Kronborg Drive so almost to the top of the hill for nearly unobstructed views. One of the largest homes up here at over 2800 square feet.
2625 Wild Oak Road, Lompoc (3/3 on 20 acres) $1,195,000 Drive a little, save a lot! Perimeter location with direct access to all those beautiful groomed riding and hiking trails at La Pursima. Access to these trails makes this street, in my opinion, the best street in the canyon. Excellent condition home, mini vineyard and olive orchard, extensive horse facilities with large round pen, nice stall barn and more. There is a lot going on here for the money.
Price Reduction (there were a few more small discounts but this is the only substantial reduction)
1290 Via Dinero, Solvang (main house and guest house on 5 acres) Was $2,495,000 with a new price of $1,950,000. Now that is what I call substantial!
2020 Cebada Canyon Road, Lompoc (21.04 acres, land value only) Listed at 510K and sold final for 495K. Only 25 days on market.
1262 Coast Oak Drive, Solvang (5/3 on .25 of an acre) Listed at $809,900 and sold final for $793,800. In the first phase of Skytt Mesa with a different builder than we see in the later phases. Original price was 865K back in February.
2461 Grand Avenue, Los Olivos (3/3 on 1.15 acres) Listed at 795K and sold final for same, 795K, On and off the market over the last few years with a high list price of $1,050,000. This was a short sale which we don't see many of these days.
3671 Live Oak Road, Santa Ynez (4/3 and 2 guest units on 18.3 acres) Listed at $1,350,000 and sold final for $1,125,000. On and off the market in recent years with a high price of $1,995,000.
