Wire fraud. Its a thing. And apparently its becoming more of a thing than in the past and impacting real estate transactions in ways we might not expect. Recently there was an agent (not me) who had their commission check diverted to a foreign country via email hacking and a scam wire instruction. Total scam that a lot of people who touched it completely fell for. But way more concerning is wire fraud that is plaguing buyers and sellers. Via email hacking and other sources, apparently false wire instructions are being given to buyers via email. The email looks like its from the escrow company, the agent or a connected party, but it isn't. Buyers in particular are wiring money to the bank accounts indicated on the wiring instructions and poof! Hundreds of thousands of dollars (or more) gone and non recoverable. I repeat, non recoverable. Sellers, just before closing, make sure you speak directly with your escrow officer and double check the wiring instructions they are using for your proceeds. The lesson here is anytime you are wiring money, call the person who supposedly sent you the wiring instructions and make sure they sent it to you. If you sent the wiring instructions, make sure they didn't get changed. Double check the bank account information with them. I tell all my clients, I will never send you wiring instructions. Unless they come directly from escrow and you have called to verify the origin of email, do not send any money. Its a real thing and its happening all over the place via email hacking of vital transaction information. Beware and write or get a paper check when possible!
