I find the Listing Prices graph interesting which seems to indicate Active Median List Price is steadily going up while New and Sold medians are telling a different story. Sold to List Price Ratio's are definitely spiking up which is good for whatever reason its happening (better pricing at time of purchase is likely). Days on Market is ticking down too. Also good.
979 Old Ranch, Solvang (3/4 in 3,466 sq feet on 1.09 acres) $1,690,000 New custom home built just in 2014. I've been through this one several times. Lots of nice modern design ideas and open space. End of the cul de sac location in this small gated private enclave.
334 Third St., Solvang (4/3 in 2,231 square feet on .22 of an acre) Hold your horses. This is a substantial reduction for the price point. Was 630k with a new price of 530K. Yes, that's 100K lower. Original price was 675K . Set up for dual living. No location challenges.
64 Manzanita, Solvang (2.2 in 2,416 sq feet on .22 of an acre) Was 720K with a new price of 699K. Remodeling already done here. Just move in and start living. Great location along the river frontage.
3584 Olive, Santa Ynez (4/3 in 2,164 sq feet on .25 of an acre) 625K Set up for dual living with the later addition of a suite.
175 Third St., Solvang (4/2 in 2,448 square feet on .55 of an acre) Listed at 749K and sold final for 725K. One the rim with huge views. Original mid century modern design that many people are recreating today.
8630 Santa Rosa Rd., Buellton (3/1 in 1,216 square feet on 7.73 acres) Listed at 969K and sold final for $973,500. Interesting, sold higher than asking. The Santa Rosa corridor does it again with a fast sale.
3170 Tejas Canyon, Los Olivos (4/3 in 3,400 square feet on 20.61 acres) Listed at $1,995,000 and sold final for $1,990,000. A lot of architectural fun in this one. Rare parcel size this close to the village.
0 Cebada Canyon, Lompoc (102 acres, land only) Listed at $1,650,000 and sold final for same, $1,650,000. Big water on this parcel with two wells pumping 500 and 100 gpm respectively.
