776 Coiner, Los Alamos (4/2 in 1,667 square feet on .17 of an acre) 525K Wow! Look at what 525K buys in "little LA". Newer style construction from 1994 and a lot of upgrades. Very pretty. Nicely landscaped back yard. Good location too on the Foxen Lane end of Coiner which is an easy in and out to the 101 for commuters. 

New Listing

560 Irelan, Buellton (3/3 in 1596 square feet on .17 of an acre) $595,900 One the market in past times so I have seen this one before. Check out the pics. Recent upgrades including air conditioning and a view back yard with RV parking. 

Price Reduction

501 Heritage Lane, Los Alamos (4/2 in 2,112 square feet on .23 of an acre)  Was $597,500 with a new price of $559,500. Here again newer construction from 1997. Check out the square footage and parcel size. Very generous for the money. Vineyard Oaks is a nice little development with private walking trails and picnic areas. Small HOA of $45 per month maintains these open spaces.

2557 Janin, Solvang (3/2 in 1,648 square feet on 1 acre)  Was 884K with a new price of 865K. Super inexensive water here in Janin at $375 per quarter. One of the best water deals on the Central Coast. Also see my nearby listing at 2664 Janin which is fully remodeled with a pool ... which would feel pretty good about now. 

Price Reduction

3401 Brinkerhoff, Santa Ynez (3/4 in 5,530 square feet on 20.38 acres)  One of my all time favorites and its still available. Was $4,900,000 with a new price of $4,450,000. You will have to search far and wide to find this kind of quality, style and unique design coupled with a type of privacy that is very hard to achieve. A class act from driveway on in, this home exhibits a level of sophistication we just don't see here very often. Don't even get me started about the views. Fantastic wrap around views. Check out the sunset pics. Definitely special and now at a better price too.

245 5th St., Solvang (2/2 condo)  Listed at 357K and sold final for 345K. Almost 1400 square feet makes these condos a good value. 


351 Sycamore, Buellton (5/3 on .16 of an acre)  Listed at 699K and sold final for 687K. Almost 3100 square feet in these big two story models.
