For those of you who are not partying down this weekend but are in fact looking for a property to buy, believe it or not there are a few opens. Click here for the list. Look for the blue banner at the top of each property and click on the open house icon. In observance of the 4th of July holiday, I will not be writing this blog on Monday or Tuesday as most offices are closed after today and inventory updates will be almost zero. I will though be back on Wednesday with what I hope will be lots of new news! Price Adjustments

1214 Cuesta, Santa Ynez (4/4 in 2,632 square feet on .42 of an acre)  Was 549K with a new price of 514K. This is a bank owned property. 

98 Bundy, Buellton (3/2 in 1211 square feet on .12 of an acre) Came back on the market today with a price increase. Was 534K with a new price of 539K. This is a very clean and ready to go home in Ranch De Maria. Some upgrades. Very good cul de sac location. Low HOA here of $50 per month. Check out the large park, tennis courts, club  house and easy access to public golf course. 

3127 Baseline, Santa Ynez (4/3 in 2735 square feet on 14.35 acres)  Was $1,595,000 with a new price of $1,495,000. Now that's what I call a price reduction! 

2040 Dermanak, Solvang (4/4 in 3,909 square feet on 4.15 acres)  Was $2,195,000 with a new price of $1,995,000. Another healthy price reduction. I like a price reduction that means business! This home is exquisite. Beautifully constructed, tasteful amenities and finishes in a very classy presentation. I love the floor plan and views. One of my favorite properties up here on the hill. Simply gorgeous. See it.

2077 Holly, Solvang (3/2 in 1,835 square feet on .28 of an acre) 719K

975 Old Ranch Rd., Solvang (6/3 on 1.15 acres) $1,750,000 Love, love, love this one. 

2138 Creekside, Solvang (3/2 in 2,133 square feet on .24 of an acre) $747,500 This is really a beautiful home. My favorite so far in the remodeled Creekside homes. 

Sold

531 Park View Trail, Solvang (4/3 in 3,013 square feet on .32 of an acre) Listed at $1,195,000 and sold final for $1,167,000. In the early phase of Skytt Mesa, this home and those in this section are completely different than the homes we are seeing built there now. This early phase was built by a different builder than present  times. As you can see from the photos and square footage, these homes are far bigger and had much more expensive amenities. Same neighborhood but a different animal completely. Pricing between the two build outs is completely different as well. 

1577 Ranch Santa Ynez (3/3 on 5.02 acres) Listed at $1,385,000 and sold final for $1,275,000. I had a bunch of calls on this one. Went pending right at the very beginning so most people did not get to see it. 

2600 Canada Este, Santa Ynez (6/3 in 2,000 square feet on 20 acres) Listed at $2,995,000 and sold final for $2,500,000. Only 68 days on market which is relatively short for this price range.
