For those of you out there who are Zillow and Trulia addicts (ok seriously ... who isn't if they are shopping for a home?), just a note of caution. There is a bit of a snaffu going on right now with the north county MLS's (SYV, Lompoc and Santa Maria) which is resulting in Zillow not carrying some of our new listing inventory. A few of us, like me, belong to the Santa Barbara MLS and we are able to get listings on Zillow via that conduit so some new listings are on Zillow but not all. To clarify, this is not a brokerage or agent issue. This is a Zillow issue. We have zero control over what happens or doesn't happen on Zillow though as time goes on, they are a vital information link for most consumers. To make sure you are seeing all the new listings, for the time being I suggest you compliment your search with the addition of Realtor.com as they receive their listing feed in a different way and at this moment, based on tests I ran today, are more accurate especially for new listing activity. Those of you reading this blog have been seeing the new listings as they come up. If you also check with Realtor.com, you'll have a pretty good handle on the inventory. I'm hopeful this is a short term problem and the bugs will get worked out very soon.
